Existing freeform pool and raised spa on a 10,812 SF corner lot. Proposed kitchen structure positioned in corner against the alley fence. Pool pad and equipment concealed behind kitchen with access gates to alley and yard. New custom poured and stamped concrete natural hardscape with 4-inch live grass joints throughout.

Swimming Pool Remodel Agreement
Between the Owner: Matt Feetham  •  Contractor: Cascades Development DFW LLC
Project: 1002 Cardinal Ln, Richardson, TX 75080
Contractor shall furnish all labor, supervision, materials, equipment, and supplies necessary to complete a luxury remodel of the existing swimming pool at 1002 Cardinal Ln, Richardson, Texas 75080. Work shall be performed in a good and workmanlike manner using new materials and equipment appropriate for a premium residential renovation.

Technical Details
Remodel Specifications
Tile Scope
Contractor shall remove all existing waterline tile, repair wall conditions as needed, and install new premium tile with setting materials, grout, sealers, and clean transitions.
Coping Scope
Contractor shall remove existing coping, prep the bond beam, and install new natural stone coping with site cuts, corners, and grout/mastic transitions.
Plaster Scope
Contractor shall chip out the existing interior finish to sound shell conditions, prep the vessel, and apply a new plaster or aggregate finish as selected.
Equipment Scope
Contractor shall provide and install a Pentair equipment package consisting of new pump, filter, heater, automation, and pool lighting, with startup and testing.

Remodel Clarifications
Included Renovation Work
Contractor shall furnish all labor and material necessary to complete the renovation items expressly identified in this proposal, including demolition of finishes, surface preparation, installation of new finish materials, equipment replacement, and associated startup. All work shall be coordinated through Contractor and performed by trained personnel or trade partners under Contractor supervision.
Not Part of This Scope
This proposal does not include excavation for a new shell, new gunite or shotcrete shell construction, pool enlargement, rebar cage replacement, or structural redesign of the vessel unless a written change order is issued after discovery of concealed conditions.
Warranty
Workmanship + Materials
Contractor warrants installation workmanship for a period of twelve (12) months from substantial completion. Material warranties remain with their respective manufacturers. Normal characteristics of cementitious finishes, aggregate finishes, natural stone, and mosaic tile - including color variation, mottling, shade change, or minor texture variation - do not constitute defects.
  • Improper water chemistry, startup neglect, or misuse void finish-related warranty coverage
  • Pre-existing shell movement, groundwater pressure, or hidden substrate defects are excluded
  • Damage caused by other trades, freeze events, or acts of God is excluded
  • Owner must provide written notice of suspected defect within 10 days of discovery
  • Contractor must be given reasonable access to inspect and correct covered work
  • Change orders adjust schedule and cost as required by added work

Contractor shall furnish labor, supervision, materials, and supplies necessary to construct the outdoor kitchen shown in the proposal imagery, including CMU base construction, countertop installation, grill allowance, hood enclosure, rough utility coordination, finish cladding, and trim-out.
  • Field verify kitchen location and final footprint
  • Construct reinforced CMU base and support structure
  • Provide countertop allowance and fabrication coordination
  • Provide built-in grill allowance and hood enclosure
  • Coordinate gas, electrical, and required hookups
  • Install selected finish materials to exposed faces

Kitchen Scope Notes
Utility Coordination
Gas, electrical, and any venting requirements are based on field-verifiable access. Hidden field conditions may require adjustment by change order.
Selections
Appliance models, finish cladding, and countertop slabs shall be selected from approved allowances before fabrication begins.
Exclusions
Refrigeration, sink, beverage equipment, specialty storage, and custom metalwork are excluded unless specifically added in writing.
Acceptance
This agreement may be withdrawn if not accepted within ten (10) days. After acceptance, owner may cancel within three (3) days, subject to costs already incurred.
12 • Project Rhythm
Timeline
Week 1
Drain pool, protect site, begin demolition of existing coping, tile, and interior finish. Verify kitchen layout and utilities.
Weeks 2-3
Shell prep, bond beam corrections, equipment rough-in, kitchen base work, and finish material procurement.
Weeks 4-5
Install coping, tile, equipment package, hardscape refresh, kitchen countertops, and exterior finish materials.
Target Duration
Cascades targets completion within six (6) to eight (8) weeks from mobilization for this remodel and kitchen scope, subject to timely selections, normal weather conditions, material availability, and change orders.

Important Considerations
Remodel schedules are sensitive to hidden field conditions once demolition is complete. If concealed plumbing issues, bond beam deterioration, or utility conflicts are discovered, Cascades will document the condition and issue a written recommendation before proceeding with any added work.

Modifications
Change Orders
A written change order is required for any change to scope, materials, or schedule. Change orders over $200 must be approved in writing. Fifty percent (50%) of the added cost is due before work begins, with the balance due upon completion of the change order item.
Important
