Cascades was started by Natalie and Feild Patten, owners of Patten Custom Homes (DBest Builder 2021–2025), in 2015 as an arm of their building and development companies. Project: 1002 Cardinal Lane, Richardson TX
Contractor shall furnish all labor, supervision, materials, equipment, and supplies necessary to complete a swimming pool with raised spa, water wall with linear scuppers, baja shelf, and integrated benches. All work shall meet industry standards and comply with all applicable codes. All permits shall be paid for by Contractor.

General Provisions
Plans + Code
All work per the Plans (Exhibit A). Compliant with all applicable national, state, and local building codes.
Permits + Cleanup
Contractor obtains all permits. Site left in broom-clean condition. All construction debris removed.
Lien Release
Upon final payment, Contractor furnishes full and unconditional release from any mechanics’ or materialman’s liens.
Concealed Conditions
If subsurface conditions differ materially from standard assumptions (no fill ground, no underground utilities, adequate bearing capacity), Owner and Contractor will negotiate equitable adjustment to price and timeline.
Site Assumptions
Contract price assumes: no fill ground, no cesspool/septic, no underground pipes or conduit, no interfering water conditions, reasonable equipment access. Owner responsible for survey or soil reports if required.
Taxes + Communication
Contractor pays sales tax on materials and permit fees. Owner communicates with subcontractors only through Contractor.
Warranty + Acceptance

Structural
10-year guarantee. Pool vessel will not leak over 1/4 inch per 24 hours. Void if pool not kept full or damaged by earthquake, war, earth movement, or disasters not caused by Contractor.
Interior Plaster
5-year manufacturer and installation warranty. Does not cover discoloration from water chemistry, chemical misuse, or lack of cleaning. Color variations, mottling, and fading are inherent to colored plaster and not warranty items.
Equipment
Manufacturer’s warranty applies. Servicing beyond warranty limits charged to Owner. No warranty on freeze damage. Contractor retains ownership until final payment.
Material + Workmanship
1-year guarantee on items not covered by structural or manufacturer warranty (plumbing, tile, coping).
Concrete Decks
No guarantee or warranty on cracking, checking, raising, settling, discoloration, or freezing. Expressed or implied.
Salt Generators
Stone coping and decking require annual sealers. Damage from salt residue is not a warranty item. Sealers not included unless specified.
Glass Tile
No guarantee or warranty on glass tile in outdoor applications due to thermal movement risk.
Warranty Activation
All warranty items handled through Cascades, filed under project name. Warranties become effective upon receipt of final payment.
Arbitration of Disputes
  • Disputes settled by AAA Construction Industry Arbitration Rules
  • Judgment may be entered in any court with jurisdiction
  • Prevailing party entitled to reasonable attorney fees, costs, and expenses
Acceptance
  • Agreement may be withdrawn by Contractor if not accepted within 10 days
  • Owner may cancel within 3 days of acceptance
  • Plan, permit, or scheduling fees incurred remain payable by Owner

Contractor shall furnish all labor, materials, and equipment to construct a covered patio extension with steel I-beam structure, built-in fireplace, outdoor kitchen, rooftop deck, and sliding glass door system. All work shall meet industry standards and comply with all applicable codes.

OUR COMMITMENT
Cascades targets completion within four (4) months of contract execution and permit issuance. We have completed pools in as few as 45 days start to finish. Our goal is to deliver your project as quickly as possible without compromising quality. Weather delays, supply chain interruptions, and change orders may adjust the schedule. All schedule changes are communicated in writing.

Change Orders

Important
After plumbing installation begins, no changes are allowed regarding equipment or feature alterations. After contract execution, rendering revisions are billed at $125/hour (minimum $450).
